There is a new listing on Rinconada Road. It's a 3bd/3ba town home near downtown Santa Barbara listed at $1,475,000. Also new is a very charming 4bd/3ba home on West Junipero near Oak Park, listed at $1,225,000.

There were some nice closing today. A home on School House Road in Montecito closed for $3,800,000. It was a 4bd/3ba Spanish home on an acre. It was on the Market for 141 days with a starting price of $4,950,000. After a couple of price drops, it was listed at $3,950,000 when it sold.

Bank owned property continue to place downward pressure on prices. A bank owned property on La Vista sold for $1,070,000. It featured two homes on an acre with views. Another bank owned closing took place on Montrose Place in Mission Canyon. This was a 4bd/3ba and it closed for $515,000 with out ever hitting the market, ouch!

A listing on Paterna Road on the Riviera went into escrow. It is a 3bd/4ba with views and was listed for $3,400,000. A newer home in Summerland also went into escrow. It was listed for $1,695,000 and featured 3bd/3ba with big ocean views.
