Many parents choose the San Roque area simply because of its schools.

  • Peabody Charter and Monte Vista are both popular elementary schools in town. Monte Vista is rated as a high performing California School and Peabody offers classes not seen in many schools.
  • La Colina Junior High gets high marks on GreatSchools.org, especially when it comes to test scores where it ranks among the top in California.
  • Santa Barbara Junior and Senior High Schools also serve children in San Roque.

San Roque Neighborhood – Shopping

San Roque Neighborhood - Things You May or May Not Like

We believe it is important to advise our clients of both the pluses and possible minuses of neighborhoods. The following are things to keep in mind if you are looking at living in San Roque.

  • Warmer Temps in the Summer: San Roque homeowners tell us it can be a bit warm in the hotter Summer months. Since many of the homes do not have AC systems, it is something to keep in mind.
  • Foundation Settling Issues: Some parts of Santa Barbara, including the San Roque area have expansive soils. This can cause some settling problems that show up as wall cracks and such. Make sure you have your home inspected by an area knowledgeable home inspector.
  • Road Noise: Some people like homes in the upper region of San Roque. Just be aware that Foothill Road (192) is a well-trafficked street and generates traffic noise. This is true of homes, condos and apartments near State Street. Just keep your ears open when viewing homes on these boundary streets.
