As you travel west (feels like north) from Hope Ranch, you soon reach an amazing bluff, beach, and neighborhood called More Mesa. Today, we want to share  More Mesa information and what it is like living in this special part of Santa Barbara.

More Mesa Information: Overview

If you just say “More Mesa,” most people will think you are talking about the beautiful stretch of beach between Hope Ranch and Goleta Beach Park. Some might think you are referring to the stunning bluff that is a considerable attraction to local hikers. Then there are the homes adjacent to the cliff that is genuinely one of Santa Barbara’s most unique neighborhoods.

The More Mesa neighborhood is divided into three regions that feature a variety of homes from ranch style to custom and even condos.

More Mesa Homes: Region 1

The first region is found by turning on Puente Drive from Hollister Avenue. Here you’ll find a variety of single-family homes from the late 1950s to 1960s. Homes on the west side of Puente are ranch-style homes mostly in the 1,300-to-1,400- square-foot range while homes on the East side vary wildly by both size and architectural styling.

More Mesa Homes: Region 2

As you continue on Puente, you will pass More Mesa Drive and the Obern Trail, the dividing line for the second housing region in More Mesa. You’ll find several gated communities as you continue towards the bluff. A variety of developments are located, including:

You will find the last More Mesa neighborhood on the west side of the bluff. Go to up Patterson to Shoreline, and you will be there. Don’t forget to drive along Austin, where you will discover cliffside homes with killer ocean views and the area’s private beach access.

Living in More Mesa: The Pros and Cons

More Mesa is, by Santa Barbara standards, out from town and more rural. That said, it is still only minutes from Highway 101, and all that is Santa Barbara and Goleta. It merely has less density and feels more open.

Many love living in More Mesa because of the nearby bluff and beach, making it a significant attraction.

More Mesa Bluff is a 300-acre, a well-preserved area perfect for walks, hikes, and time with your dog. The land includes oak woodland and riparian habitat that is popular with local birdwatchers, and even horseback riders.

more mesa beach informationMore Mesa Beach is a narrow, sandy beach hidden away below the bluffs of More Mesa Park in Santa Barbara. It is not the most accessible beach, making it an actual get-away place. When you climb down the steps to the beach, turning right takes you to a clothing-optional beach, and on the left is a long typical clothing beach that extends to Hope Ranch Beach. No matter where you go you will feel the tranquility of the Pacific.

Another popular feature of the neighborhood is the Obern Trail. There aren’t too many neighborhoods that have a 21-mile paved bike and running path smack dab in the middle. This popular pathway can take you all the way to USCB.

More Mesa Information:  Schools

More Mesa has some fine public schools and private schools are nearby. Make sure and check elementary school district boundaries if a specific school is important.

Hollister Elementary: In a bit of transition, yet still better than many California elementary schools.

Viejo Valley Elementary: Kids are doing well, especially on tests.

La Colina Junior High School: Super-strong school.

San Marcos High School: One of the most popular high schools along the Central Coast.

Living in More Mesa, Santa Barbara CA: Conclusions

More Mesa offers its residents a lot. The variety of housing is unusual for a Santa Barbara Neighborhood. The mix of custom homes, condos, and classic ranch style have something for almost anyone.

More Mesa residents comment on the family-friendly feeling of the neighborhood. The bluff, beach, and trails are perfect for outdoor activities.

Although Hollister Elementary is going through some changes, overall, the schools serving the area are top-notch.
